So far, OpenAIās Operator has followed 800+ accounts that talk about domain name investing for my new X account for Domain Name Lovers.

I had it do some research to find some accounts and put them in a spreadsheet for me.
Is it ready for prime time yet?
Iād say no.

Itās incredibly cool to chat and give it a task and it be working on it while Iām typing this email (itās following more accounts for meā¦)

How Iām Using AI this Weekā¦
Ok, itās official.
I 100% now go to chat GPT to learn and ask things before I go to Google.
I learned about blackberries, researched the CPA industry, fixed a bathroom door, and on and on and on.
If I need a video, Iāll go to YouTube and search directly.
PS - I also had ChatGPT help me improve my Facebook ads (watch belowā¦)
Real Estate Investing [Update]
Iām getting back in the game!
Iām smack in the middle of getting a property refinanced.
Note: if you get turned down for financing on a property, never take that as a final answer.
There are lots of different loan products and lenders have different loan appetites at different times. The same lender can deny you today and want to do the same loan 12 months later. Just keep that in mind!
I lined up a quick meetup with some real estate heavy-hitters in my city (house flippers, construction owners, private lenders, and owners of 150+ rentals ā are all in this photo).

My thinking was simple.
Connect smart people for a bit of social fun and good things will happen.
No pressure - no strict agenda - no strings attached.
The key was that I shared with them who was on the invite list ā- so they knew the other folks and wanted to be there.
My entire goal was to make it know that Iām looking to buy again and I wanted to be top of mind and continue building relationships.
Iāve got another hustler I want you to meet.
Doug Cunnington.
Doug's a cool dude. He's easygoing, smart, and likes to have great conversations on his YouTube channel.
I met him at a conference a few years back. I've hopped on his channel a few times to talk side hustles, marketing, and personal finance.
Tell him I said hello!
Domain Name Flipping [Update]
Iām making hires for outbound specialists to help me do outreach and help speed up sales process for certain domains.
This only works for names like ProPoolBuilders.com or LaredoMoving.com
I put my ad up on Upwork and I plan to hire 3 people on a trial basis for 90 days and weāll see how it goes.
I wrote this guide a year ago with tips on hiring a VA that you might find helpful.
Now that Iām growing to 500 - 1,000 names (100 isnāt enough to make consistent sales) Iām hunting for more.
I now think 1,000 names is probably the minimum needed to start making some sales and see a solid ROI, and make this an actual part-time business.
Plus, buying more names will help me in the DomainNameLovers.com group.
I just purchased 2 names strategically to outbound.

Both are much longer than I would normally purchase (I used my own tool to check!)

I havenāt made any videos in the last month or so.
I have 120 127 videos.
(plus 75 videos from other creators..)
My total earnings equal $3,587.35 $3,895.87
After expenses, Iām making $65.23 $85.23 per hour.
