But all thatās changed.Yes, there are a million ways to make a million dollars.
Previously, an idea was just that - an idea.

Real Estate Investing [Update]
Iām getting back in the game!
Iām in the middle of getting a property refinanced.
What Iāve learned: if you get turned down for financing on a property, never take that as a final answer.
There are lots of different loan products and lenders have different loan appetites at different times. The same lender can deny you today and want to do the same loan 12 months later. Just keep that in mind!
I also lined up a quick meetup with some real estate heavy-hitters in my city (house flippers, construction owners, private lenders, and owners of 150+ rentals ā are all in this photo).

My thinking was simple.
Connect smart people for a bit of social fun and good things will happen.
No pressure - no strict agenda - no strings attached.
The key was that I shared with them who was on the invite list ā- so they knew the other folks and wanted to be there.
My entire goal was to make it known that Iām looking to buy again and I wanted to be top of mind and continue building relationships.
Iāve got another hustler I want you to meet.
Doug Cunnington.
Doug's a cool dude. He's easygoing, smart, and likes to have great conversations on his YouTube channel.
I met him at a conference a few years back. I've hopped on his channel a few times to talk side hustles, marketing, and personal finance.

Domain Name Flipping [Update]
Ok, lots to update you on here.
Iām making hires for outbound specialists to help me do outreach and help speed up sales process for certain domains.
This only works for names like LaredoMoving.com
And if you click on that, youāll see that it redirects to InvestHeavy.com (which I also recently purchased and built out using Carrd).
Hereās my strategy:
I just interviewed Brian Harbin from Grit Brokerage (video coming soon) and he gave me the idea that I might want to set up my own landing page to be able to build relationships with potential buyers. The idea of being able to help them with other marketing services is interesting to me.
With my lander pages pointed to Afternic, I would pay a minimum of a 15% commission to them. That defeats the idea of outbounding. So I will be able to take this 15% commission and use it instead to pay my new help to sell domains!
This could change again, but itās where I am nowā¦ š
[I put my ad up on Upwork and I plan to hire 3 people on a trial basis for 90 days and weāll see how it goes.
I wrote this guide a year ago with tips on hiring a VA that you might find helpful.]
I now think 500 - 1,000 names is probably the minimum needed to start making some sales and see a solid ROI, and make this an actual part-time business.
Plus, buying more names will help me in the DomainNameLovers.com group.
I just purchased 2 names strategically to outbound.

Both are much longer than I would normally purchase (I used my own tool to check!)

After expenses, Iām making $65.23 $85.35 per hour.
